Carrollton's Appeal of the HEPB Denial
of their School Applications

    Over EIGHTY PERCENT (80%) TREE REMOVAL    
    ONLY Keeping 40 Trees    

NOT Against the SCHOOL, Against the LOCATION
Villa Woodbine, 2167 South Bayshore Drive, Coconut Grove, FL 33133

Carrollton school plans to convert the beautiful and historic Villa Woodbine property on almost 4-acres into a private elementary school for boys with nearly 400 students, faculty & staff on campus. 

The November 11, 2019 LANDSCAPE Tree Disposition Plan below indicates Carrollton is ONLY Keeping 40 Trees  of Villa Woodbine’s 220 Hallmark Tree Canopy. Per our 2020 Arborist Report, Building Construction will De-Stabilize many of the Remaining Species Trees and send them into a Non- Recoverable Decline

Carrollton submitted this Drawing during the July 23, 2020 Commission Hearing along with their Villa Woodbine SURVEY & ARBORIST Report - all reflected an existing total of 220-trees.

Can we afford development that compromises our Public Safety & Welfare and the City’s Climate Resilience & Adaptaion Policy Strategy?

Overwhelming Scale with 104,000 SF FOOTPRINT of Non-pervious Surface. 

CRASH ANALYSIS shows 138 Accidents within 1/3 mile in last 3 yrs.

Will add 1,438 DAILY SCHOOL GENERATED TRIPS to area.

Increases TRAFFIC at the TIGERTAIL drop-off site by
135%.

Another School less than 150 yards from Ransom Middle School?

Coconut grove is already home to 12 private schools that have a combined School Board Exemption Value totaling over $304 million in 2020-2021. 

When completed this school will have an estimated value of $50 million
& will shift the public service tax burden on to City and residents, hitting harder on districts where RE taxes are a higher % of household income.

As we work to ensure our community's COVID-19 long term finacial recovery, can we afford to remove more City Real Estate tax revenue?
